The tower comprises three 12 storey office ‘villages,’ each having three 4 storey ‘sky gardens’, linked vertically by a central atrium. Central to the environmental concept of the tower is a reliance on natural systems of lighting and ventilation. Every office is daylit and has openable windows, allowing occupants to control their own environment.

Grontmij conducted a comprehensive climatic analysis, thermal modelling and comfort assessment. The garden and cladding designs were analysed for optimum results and used in subsequent computer modelling. This has ensured that the mixed mode solutions are optimized at all times.
